I have driven by this place a few times and I have never seen it open. I always wondered what it was so I did some digging. It has housed many businesses over the years but none of them really panned out. It is right off the I-94 exit at Partello so it does get a decent traffic count. It has been (not necessarily in this order):
Pretty much all of these save for the sports bar and Nickerson Farms were adult in nature. The building went up some time around 1972 as Nickerson Farms. It had a canopy with gas pumps underneath at one end back then. I will also note there is an addition that was added to the rear of the building since it was constructed in the early 70's. I am not sure what function it served.

Nickerson Farms was an American roadside restaurant franchise that existed between the mid-1960s and the early 1980s. It was started by I. J. Nickerson, a former Stuckey's franchisee who did not agree with that chain's rules and regulations. Nickerson Farms had as many as sixty restaurants located along Interstate highways, mainly in the Midwestern United States.
Each Nickerson Farms location had a full-room restaurant, with a gift shop. Honey, collected from on-site beehives, could also be purchased at Nickerson Farms stores. There was an attempt by investors to make this place a strip club in 1991 but that was met with opposition from Marshall officials and local residents. The building was for sale in 2004 for $775K, but it was in better shape back then. It sits empty as of 2023.
